Removing a load bearing wall is one of the most popular ways to open up a kitchen or living space, and one of the jobs where guesswork gets expensive. Most UK homeowners pay somewhere between £1,500 and £5,000 all in, but the final figure depends on the span, the steel required and what sits above the wall. Here is where that money actually goes.

For a straightforward single-storey opening of around 2 to 3 metres in a typical terraced or semi-detached house, budget £1,750 to £3,500 including the steel beam, labour and making good. Wider openings, walls carrying two storeys, or removals in older solid-brick London stock often land between £3,500 and £6,000. If the design needs a goal post frame, padstones cut into party walls, or foundations checked and upgraded, costs can go higher still.

In London and the South East, expect the upper end of any national range. Labour rates are higher, parking and access are tighter, and older Victorian and Edwardian houses in areas like East Ham often have shallow foundations and lime mortar that need more careful handling than a modern build.

Why you need a structural engineer first

Before anyone swings a hammer, a structural engineer needs to confirm the wall is load bearing, work out what it carries and specify a beam that can take the load. The calculations cover the beam size, the padstones it sits on, and whether the walls or foundations beneath can cope with the newly concentrated loads. Builders and building control both rely on these calculations, and most building control officers will not sign off the work without them.

A site visit plus calculations for a single beam typically costs £250 to £600. It is a small slice of the total budget, but skipping it is a false economy. An undersized beam can cause cracking and sagging floors, while an oversized one wastes money on steel and deeper downstands. If the wall supports a chimney breast or sits above a basement, the engineering gets more involved and the fee reflects that.

What pushes the price up or down

The biggest cost drivers are span and load. A 2 metre opening carrying only ceiling joists is a very different job from a 5 metre opening holding up a floor, a wall above and part of a roof. Longer spans mean heavier steels, which sometimes need a crane or need to be spliced and bolted inside the house, adding labour.

Hidden extras catch people out more than the steel itself. Rerouting pipes, radiators, sockets and boiler flues buried in the wall can add several hundred pounds each. If the wall sits on or near a boundary with a neighbour, the Party Wall etc. Act 1996 may apply, and serving notices or appointing a surveyor adds time and cost. In flats, you will usually need the freeholder's consent too.

Building control, paperwork and getting it signed off

Removing a load bearing wall is controlled work under the Building Regulations, so you must notify building control before starting. You can use the local authority or a private approved inspector; either way expect fees of roughly £300 to £500 covering plan checks and site inspections. The inspector will want to see the engineer's calculations, check the beam and padstones before they are boxed in, and confirm fire protection to the steel.

The completion certificate matters beyond the build itself. When you sell, your buyer's solicitor will ask for it, and retrospective approval years later is slower and more expensive than doing it properly now. Keep the calculations, the building control certificate and any party wall documents together with your house papers.
